Q. How long does it take to process a rental application? A. Once a completed application has been turned into the Property Manager, it takes approximately 24-48 business hours to complete the application process. ------------------------------------------------------------------------------------------------------------ Q. How soon after an application is approved, can I move into the property? A. Once final approval has been received on an application, an appointment is set to sign the lease agreement. Once the lease is signed, utilities are transferred into tenant's name, and all monies have been paid, then keys and possession to the property will be given. ------------------------------------------------------------------------------------------------------------ Q. Am I allowed to have pets in the property? A. Every property is different, but typically pets are allowed in most of our properties. The types of pets are limited to dogs and/or cats. There is a $250.00 non-refundable pet fee that is charged yearly. This pet fee is for the privilege of having a pet, this is not a deposit. ------------------------------------------------------------------------------------------------------------ Q. Does Dizmang Properties own the property or are you just the management company? A. Dizmang Properties is the management company. Our homes are owned by an Investor and all payments and correspondence is made to Dizmang Properties. ------------------------------------------------------------------------------------------------------------ Q. How many roommates am I allowed to have? A. According to laws set forth by the City of Springfield, only 3 un-related tenants are allowed to live in a property together. Therefore, Dizmang Properties will only sign a lease with three (or less) tenant's names on the lease agreement. ------------------------------------------------------------------------------------------------------------ Q. How long is the lease agreement? A. Typically all lease agreements are a 1-year lease agreement which continues on a month-to- month basis after the original expiration date. At that point, all leases can be renewed upon approval. ------------------------------------------------------------------------------------------------------------ Q. When I have a problem with my rental property, who should I contact? A. You should contact Dizmang Properties. Our phones are answered during normal business hours which are Monday-Friday 8:30am-5:00pm, except for major holidays. After hours, our phones are answered by voicemail. If you leave a voicemail message for someone from our office, they are paged and will return all critical calls within 2 hours. If your phone message is something that can be handled during regular business hours, then your phone call will be returned Monday-Friday during normal business hours. On the voicemail system there is an option for EMERGENCY calls, which rings directly to the property manager who is on call.
